The site

The space is located on Avenue des Croix du Feu, next to the Henallux buildings in Namur. Currently, the site houses several rental units for students, accommodation for visiting professors, a single-family home, and a parking lot, while part of the buildings remain unoccupied (former veterinary medicine buildings).

The project

This project involves the creation of 85 new affordable student housing units and a multipurpose sports hall.

  • Student housing:
    • 85 rooms divided into blocks of 5 to 6 bedrooms
    • Rooms measuring at least 12 m² with individual bathroom facilities
    • 5 rooms for people with reduced mobility
    • Common areas: study and relaxation room, laundry room, etc.
    • Hanging and shared gardens

This part of the project is part of the call for projects launched by the Walloon Region in June 2023 by Minister Collignon, aimed at creating social housing for students. 

UNamur is therefore receiving partial subsidies to bring this project to fruition. This project will ultimately generate a small profit for UNamur, depending on future partnerships. 

  • Sports hall:
    • A large 30x36 m multi-sport hall, approved by InfraSports for sports competitions
    • A multipurpose hall for sports
    • A fitness room
    • A dojo
    • A cafeteria
    • Changing rooms, toilets, storage areas

This project is part of a sustainable development approach and will incorporate renewable energies and bio-based materials. Compliance with mobility constraints and safety and accessibility standards for people with reduced mobility will be guaranteed, in particular with the creation of 38 parking spaces for cars and more than 100 spaces for bicycles.

The project has been entrusted to Thomas & Piron Bâtiment, in a Design & Build procedure in which the contractor was selected following a call for tenders, from the design stage through to completion. 

 "We opted for a compact, stacked layout rather than a juxtaposed one. This strategy allows us to minimize the footprint, free up quality outdoor space, and maximize natural light in all areas: housing, sports hall, while respecting a measured height in relation to the road so as not to overly impact the sunlight of neighboring homes," explains Michaël Zapatero, PPP Project Manager and Real Estate Development at Thomas & Piron Bâtiment.

Creating a sports hall and new housing at UNamur was a priority for the rector's team. This project responds to real needs expressed by our students. On the one hand, it will make the campus even more inclusive by offering high-quality housing at affordable rents. On the other hand, it will improve students' quality of life by providing them with a place to practice sports and thus contribute to their personal development.

A website accessible to partners

Keen to strengthen collaboration with local stakeholders, UNamur will make the sports hall available to partners. 

Henallux, located next to the site, will be able to use the facilities during the day. In the evening, UNamur students will have access to the site. Local sports clubs will also be able to use the sports hall for certain competitions, particularly at weekends. 

Provisional schedule

  • Permit submission: December 2025
  • Public inquiry: February 2–16, 2026
  • Permit obtained: May 2026
  • Start of construction: August 2026
  • Completion of construction: September 2028

Companies and subcontractors

The consortium comprising Thomas & Piron Bâtiment (construction division) and DDS+ (design division) was selected to carry out the project. For this project, the consortium is working with various subcontractors: Ledroit Pierret Polet Architectes (architect), Racine Carrée (architect – landscape architect), SIX Consulting & Engineering (structural engineer, special techniques engineer, and PEB manager), Wow (structural engineer), Acoustic Technologies (acoustician), SOFERMA (health and safety coordinator), CSD Ingénieurs (mobility specialist and soil pollution expert) and Plain-Pied (expert in accessibility for people with reduced mobility).
